Beltone Asset Management and Amtaar Capital launch a multi-issuance real estate investment fund targeting EGP 2 billion.
Beltone Asset Management and Amtaar Capital have partnered to establish a real estate investment fund targeting total issuances of EGP 2 billion. The planned vehicle will roll out its initial issuance with an expected value between EGP 500 million and EGP 700 million.
Structure of the Real Estate Investment Fund
Under the operational agreement, Beltone Asset Management will handle fund establishment, operational management, and asset selection in line with its investment strategy. Meanwhile, Amtaar Capital will deliver the digital infrastructure enabling individual and institutional participants to access the primary issuance directly through its investment portal in the economy sector.
Fractional Property Investment Details
The joint project allows investors to acquire fractional units in income-generating commercial and administrative properties. Consequently, participants can enter the real estate investment fund starting from a minimum threshold of EGP 1,000 without buying whole physical assets. Returns will depend on ongoing rental yields alongside potential capital gains generated by the underlying real estate portfolio.
“Real estate investment is an important component of many investors’ portfolios, but direct ownership typically requires significant capital and can lead to concentration in a single asset. Our partnership with Amtaar provides a different route to professionally managed real estate investment, combining Beltone Asset Management’s investment management expertise with Amtaar’s digital access.”
Khaled Darwish, CEO of Beltone Asset Management
Digital Access and Regulatory Framework
Amtaar operates as an Egyptian digital platform specialized in fractional property ownership, regulated by the Financial Regulatory Authority. Through specialized financial software tools, the platform connects retail market participants with institutional-grade commercial assets. This regulatory oversight ensures that fractional participation adheres to structured financial standards while broadening market participation.
“Our partnership with Beltone Asset Management brings together Amtaar’s digital real estate ecosystem and Beltone Asset Management’s investment management expertise to make real estate investment more accessible to a broader range of investors, while offering a simpler digital experience.”
Amr Afifi, Co-Founder and CEO of Amtaar Capital
Market Expansion and Outlook
Beltone Asset Management manages client portfolios across more than 20 markets in the Middle East and North Africa. Therefore, introducing a digital real estate investment fund model enables both firms to expand alternative asset access to a wider investor base across Egypt. By bridging traditional fund management with digital investment channels, the initiative aims to facilitate diversified property exposure for both retail and institutional participants.
